The site area is 14 acres (further land available if required) allocated by Pembrokeshire County Council for industrial and commercial development. Port official's view Celtic Link Business Park as the only land of any size in close proximity to the port for harbour related development.

Location/Services

Situated on the A4219 with a rail link to Fishguard Harbour (2 miles), Celtic Link Business Park is strategically placed on the southern corridor connection to Ireland and mainland Europe. Road connections via the A40 and A48 at Carmarthen provide access to the M4 corridor and the rest of the UK. Stena Line's port of Fishguard accommodates the biggest passenger ferry on the Irish Sea and handles in excess of 850,000 passengers a year in addition to 32,000 freight units. (Ferry crossing - 3 ½ hours; Sea Cat crossing - 1 ½ hours)

Other services at the port include: Pilotage; towage; linkspan for RO/RO traffic; bunkering, fresh water; ships' stores and provisions; shore power; 24hour workforce; rail-freight and 500 metres of berthage.

Business aviation airfield 15 miles away which is fully operational and has facilities for helicopters as well as short winged aircraft.

Planning

The site has been designated as a Commercial Improvement Area in the local plan, within which the development proposals for light industrial and business uses and environmental improvements will be permitted. Currently outline permission has been granted for Class B8 use.

Infrastructure/Land Improvement

The proximity of the A4219 and A40 enables suitable access to the site.

Possible Public Sector Assistance

The site is located within an area enjoying Development Area Status and, as such, will attract central and local government assistance. Objective One funding available for Pembrokeshire.
